The entry Florianópolis — a quick guide answers a tourist: which beach to go to and how many days to plan. A resident needs something else, and there are three main differences: housing on the island follows a resort calendar, not an ordinary one; the island and the mainland are different markets with different prices and logistics; and the high season changes the city physically — for three to four months a year roads, queues and prices become different.
⚠️ The entry describes mechanics and the legal framework. There are no neighbourhood rankings or agency recommendations for “living” here — they are not verifiable. There is one figure, though: according to the FipeZAP index for May 2026 asking rents on the island average R$ 60.93 per m² per month — more expensive than Rio and almost twice as expensive as Joinville. These are listing prices, not contract prices; analysis in Cost of living — how to measure it and why Florianópolis is more expensive.

Seasonal rentals — the main trap for newcomers
Floripa is a resort town, and the rental market is built around summer. The legal framework is set by the Tenancy Law, arts. 48–50, and is analysed in Renting housing — guarantees, deposit and tenant's rights. What follows from it in practice:
- Contrato temporada — maximum 90 days (art. 48). Everything offered “for the season” fits this format, and it is not an ordinary residential lease.
- Demanding prepayment for the whole term is legal (art. 49) — unlike for an annual contract. Therefore “pay three months in advance” on the coast by itself is not a sign of fraud.
- Art. 50 works in favor of the tenant: if the term expired and the person stayed more than 30 days without the owner’s objections, the rental becomes indefinite, prepayment can no longer be demanded, and the owner will be able to terminate the contract only after 30 months from the start.
Hence the behaviour of both parties: owners in resort areas closely monitor the end of the term, and annual contracts often exclude the summer months or assume seasonal vacancy. Before signing a “yearly” contract, you should explicitly find out what happens in December–March.
The island and the mainland — two different places
The IBGE mesoregion Grande Florianópolis includes not only the city itself but also mainland municipalities — São José, Palhoça, Biguaçu and others. For a newcomer this is not a formality:
| Island | Mainland | |
|---|---|---|
| Housing price | higher | noticeably lower |
| Logistics | everything inside, but distances are large | cheaper, but the bridges become a bottleneck |
| Lifestyle | beach, tourism, “island life” | practical housing, shopping malls, work |
All traffic between the island and the mainland goes through the bridges, and at rush hours and in high season they are the main congestion point. Someone choosing cheaper housing “on the mainland” buys the daily bridge crossing along with it.
How the city changes in high season
From December to March the island lives differently, and this must be taken into account when deciding to move:
- the population increases due to visitors, infrastructure operates at its limit;
- roads to the north of the island and exits from the beaches get congested;
- prices for rent, services and groceries rise in tourist areas;
- in the off-season some beach businesses close entirely.
The flip side is winter. From June to August the island is quiet, cool and cheap; many consider this the best period for living, but there is no beach life at that time, see Santa Catarina — overview of the state and how it is organized (in Russian).
Bureaucracy: where to go
- Migration status, CRNM, registration — only the Federal Police, procedure in Registration with the Federal Police and the CRNM card, addresses across the state — in Where to go to the Polícia Federal in Florianópolis and Santa Catarina — addresses of its offices (in Russian). A local and recent trap: migration reception does not take place in the main police building in Agronômica, but in a separate office in Floripa Shopping on SC-401, where it moved in March 2025.
- Sport and free facilities — the public network of the island is listed by name in Where in Florianópolis to exercise for free — public facilities listed by name.
- CPF, account, utilities — general procedure in CPF for a foreigner — what it's for and how to get it, Bank account in Brazil for a foreigner and Utilities in your name — electricity, water, gas, internet (in Russian); nothing in them is specific to the island.
- School for a child — the right to a state school and the enrollment procedure are explained in School and preschool in Brazil — how to enroll a child.
- Notary, Civil Registry, property registration — in one building at Rua Emílio Blum, 131 in Centro, see Legalization of foreign documents — apostille and sworn translation (in Russian).
Markets: where to buy vegetables and fruits
According to city hall, the city has more than fifty markets a week, and they run almost every day across the island and the mainland. The most famous, snapshot as of Aug 2026:
| Market | Where | When |
|---|---|---|
| Praça XV de Novembro | Centro, under the centennial ficus | Saturday |
| Feira da Agronômica | Agronômica | one of the oldest in the city |
| Hortifrúti do Balneário | Balneário, Estreito (mainland) | one of the oldest |
| Feira do Mel | Santo Antônio de Lisboa | Wednesday |
| Praça Bento Silvério | Lagoa da Conceição | Saturday and Sunday, 14:00–22:00 |
| Calçadão do Kobrasol (craft) | São José | Saturday, 09:00–14:00 |
How a market differs from a supermarket and an atacarejo wholesale store, and which is cheaper for what: Groceries in Brazil — where to buy and why prices vary so much (in Russian).
The consolidated market schedule is kept by city hall, but the days and times above were collected not from it but from city publications. That means a market may move or change the day, and the list will not show that: verify on site.
Laundries
Rental apartments often come without a washing machine, and lavanderia is a normal part of everyday life, not an oddity. With addresses, snapshot as of Aug 2026:
| Laundry | Neighbourhood | Address | Phone |
|---|---|---|---|
| Água Viva | Trindade | Rua Lauro Linhares, 499 | (48) 3333-1717 |
| Lavanderia Lib Clean | Carvoeira | Rua Capitão Romualdo de Barros, 883 | (48) 3028-5029 |
| Lavanderia Tá Limpo | Agronômica | Avenida Governador Irineu Bornhausen | (48) 3333-2322 |
| Lave + Ágil | Córrego Grande | Rua João Pio Duarte Silva, 1630 | — |
| Limp à Serv | Córrego Grande | Rua João Pio Duarte Silva | (48) 3238-0022 |

| Laundrexpress | Rio Tavares | Rod. Doutor Antônio Luiz Moura Gonzaga, 2965 | — |
The map lists another ten by name, but without a street.
What makes the island convenient for moving
Objectively verifiable, without advertising:
- Santa Catarina — the state with the lowest rate of violent deaths in the country, see Santa Catarina — overview of the state and how it is organized (in Russian) and Safety in Brazil — statistics, scam schemes, rules of conduct (in Russian);
- as the state capital, it also hosts federal and state bodies, courts and the Defensoria, see Brazilian judicial system, Defensoria Pública and free access to justice (in Russian);
- transport connectivity with the rest of the state and the FLN airport.
